USE AND RENTAL OPTIONS
50/50 RENTAL POOL - No expenses, No fees, no upkeeping. Just enjoy........
- The basis of this system is a 50/50 split of the profits, while the Administrator advances all necessary operational funds, liberating individual owners of the obligation of a monthly maintenance fee.
- A yearly budget is presented with all operational costs (including but not limited to: payroll, power both from the power company and the cost of generating our own, maintenance, water, security, natural gas, gardening, pool maintenance, reserve for repairs and replacement, replacement of operational materials, internet, natural gas for cooking and boiler in apartments, marketing etc).
- At the same time, the rate schedule is presented for the whole year.
- Each unit has been assigned a certain value in terms of points depending size and/or type of unit, and on the purchase price.
- You can use your unit up to 9 weeks (63 nights, not necessarily in weekly segments) per year according to our season schedule.
- If you notify us that you wish to use your unit with enough time in advance, we guarantee you will use your own unit during those 63 nights. Because we market and try to sell ahead, it might happen that if you book with shorter notice, your unit might be taken already, but we will do our best to have a similar unit available for your visit. We want to make sure that you get both the higher return of your investment and the better use of your unit and the facilities
- All operational profits (total gross sales less taxes less operational expenses as per budget), are divided between the management company and the condominium of owners 50/50. Then the condominium of owners divides its profit according to the point system mentioned above (detail in document attached). The book from the company reflecting all income and expenses will be available to Owners, the results will be subject to external audit yearly.
- In the event that in any yearly period the operation would generate a loss, the management company is responsible for covering that loss. This is most important, for as long as you remain in the rental pool your property does not cause any expenses !!
- You remain in total control of your unit, paying your monthly maintenance fees and utilities, using it at your pleasure.
- You can rent the unit directly (please see direct rental guidelines or we can rent it for you. If you rent it directly and your clients choose to use our maid and linen services, the normal charges apply.
- If we rent it for you, we will send you the request with dates and rates for your approval, and simply split the income 65% for owner and 35% for the administrator, without maid and/or linen charges.
